Welcome to 2199 Divisadero in Pacific Heights! This lovely home has just been restored by the very talented Michael Hilal (featured in publications such as Architectural Digest & Dwell). Combined with the staging layer by Mark Lopez Designs, the result is positively breathtaking.

The London Townhouse aesthetic is intended to keep the antique charm of the home intact while adding modern touches throughout. Original details, such as wainscoting, ceiling medallions, and ornate moldings, have been thoughtfully brought back to life while maintaining their natural patina.

The five-bedroom, three and one half bath home is spread across four levels, including a garage level with storage, main living level, and two bedroom levels, topped off by an epic roof deck with panoramic views.

Set on a corner lot at Clay and Divisadero, the home receives amazing natural light. Huge picture windows and towering ceilings provide an uplifting atmosphere that is as inviting as it is expansive.

The grandeur is apparent at the outset, as stepping through the front door into the grand foyer sets the tone for an amazing experience that awaits. Graced by a fireplace and boasting a new Ruemmler silk shade chandelier, the foyer makes quite a first impression, whether you’re coming home from a busy day or receiving guests.

Just off the foyer is the formal living room, the perfect place for cocktail parties and everyday relaxing alike. This awe-inspiring space is centered by a gas fireplace and features period details such as Ionic column moldings, picture rails, a built-in window bench with custom cushions, and an ornate mantle.

The vibe transitions to casual moving towards the rear of the home, where you’ll find an open kitchen, dining, and family room area. This huge, open space features new floor-to-ceiling custom walnut veneer cabinetry and new fixtures, and is all anchored by the newly redone kitchen.

Centered by an oversized island and boasting new high-end appliances, including a gas-fired Mercury range / oven by AGA, built-in Dacor refrigerator / freezer, built-in Kitchenaid wine fridge, and Fisher & Paykel dishwasher, this stunning room is a feast for the eyes. Gorgeous veined Breccia Viola marble countertops punctuate the space, and custom varnished cabinets finished in parma gray provide storage with style. An attached deck provides an outdoor living space off the kitchen area.

Rounding out the main living level are a home office with original stained glass wall and Paul McCobb pendant, and a powder room with fluted plaster walls, brass hardware, custom Carrara marble floating sink, and Greige marble hex mosaic tile.

Ascending to the main bedroom level, the London Townhouse feel continues. The newly reconfigured primary suite is well-scaled, features a bay window, fireplace, sitting room, and newly renovated bathroom. The bedroom and sitting areas boast new Aerin plaster light pendants, a classic touch.

No expense was spared in the primary bathroom, which features Watermark sink, shower, and tub fixtures. Rejuvenation hardware, plastered walls, and a porcelain vintage-inspired tub create a spa-like environment. A huge walk-in closet with built-ins and custom vanity clad in Calacatta patterned Dekton are just some of the features.

Down the main hall are two nicely sized bedrooms, which share a jack-and-jill bath, and a laundry closet. The bath has been outfitted with textured black and white ceramic tile in a stacked pattern, black marble hex tile on the floor, and Rich Brilliant and Willing dimple sconces.

The third level features two additional bedrooms and a full bath. Gorgeous views of the surrounding area, including south towards Sutro Tower, abound. The conveniently located bar is adjacent to the roof deck. A cream marble counter contrasts gorgeously with card green walls. Travertine lines the floor and brass cabinet pulls imported from Australia add another layer of sophistication. A Kitchenaid beverage fridge saves trips down to the kitchen, as the roof deck will most certainly be a destination for residents and guests alike. The 400+ square foot outdoor living area enjoys majestic views and a glass windbreaker. Back inside, a Nuura diamond embossed chandelier descends the dramatic staircase opening.

Improvements throughout include new plumbing, electrical, light fixtures, recessed lighting, light switches, outlets, carpeting, and paint. The hardwoods have been refinished in a walnut finish.

Neighborhood

Living in Pacific Heights provides an opportunity to rub elbows with some of Silicon Valley’s most prominent players. PayPal founder Peter Theil, Oracle CEO Larry Ellison, and Apple designer Jonathan Ive have all made their homes in what is considered the most expensive neighborhood in the United States. Palatial highrise condos and luxurious row houses are the most common types of real estate you will find in Pacific Heights.

Although Presidio is just a short trip away from Pacific Heights, the neighborhood features two small parks of its own: Lafayette Park and Alta Plaza Park. Lafayette Park offers beautiful grassy hills, a playground, and an off-leash dog park, while Alta Plaza is perched even higher with most of the same amenities.

  • When Pacific Heights residents are looking for a place to eat, they usually make their way to Fillmore Street. Notable local restaurants on Fillmore Street include:
  • Palmer’s Tavern: Featuring daily happy hour specials, Palmer’s also offers a variety of delicious salads, entrees, and desserts.
  • La Mediterranee: A quaint cafe perfect for those Middle-Eastern cuisine cravings.
  • Salt & Straw: After a great meal for a day of exploring, locals love to stop by for unique ice cream flavors and handmade waffle cones.

Fillmore Street is also a great place to enjoy a day of shopping and entertainment. Explore the amazing shoe boutique Superga San Francisco, then walk north to Mureta Antiques. After the shopping is done, catch a flick at the Landmark Clay Theatre, or visit Boom Boom Boom for a night of live funk, jazz and blues.

Locals and tourists are often amazed at the variety of landmarks and attractions you can find in Pacific Heights. Enjoy a guided tour through the Haas-Lilienthal House, an excellent example of Victorian architecture, or check out the McElroy Octagon House on the second Sunday or second and fourth Thursday of every month. Lastly, the southeast corner of Presidio is less than two miles away, so there is always something fun to explore near the Pacific Heights neighborhood!
